What are Land Index searches?

The Land Index cross-references information to allow you to build up a property description from a single piece of data such as an Owner Name, Address, Lot/Plan or Volume/Folio. With the property description from the Land Index, you can order titles, plans and property certificates. The type of Land Index search you do will usually depend on what information you have about a property. For details on how to get the best results in each search, select either Owner Name Search, Address Search, Lot/Plan Search or Volume/Folio Search.

Important: The Land Index is only available for use subject to users signing a Deed of Grant in accordance with the requirements of Victoria's Information Privacy Act 2000. What information will I get from an Owner Name Search?

The Owner Name Search provides the Title Reference (Volume/Folio), Municipality and Lot/Plan descriptions for all properties held by the subject name.

You will also be provided with links to place orders for Other Related Searches such as Title Search; Title Package, Vol/Folio. (Seperate charges will apply)

There are several options available for searching using an owner name. A search type of 'browse' returns a list of similarly matching names. A search type of 'exact match' will only return the Title Reference (Volume/Folio), municipality and land description information for Victorian properties that excatly match the criteria entered. Where a property has more than one registered owner, only the name you have entered as your search criteria will be displayed. For information regarding other registered owners you will need to do a Volume/Folio search.


What are the differences between the Search Types in an Owner Name Search?

Individual Exact Match Initials allowed but not recommended.
Individual Browse Displays the best results first. Initials are allowed but not recommended.
Organisation Exact Match Do not include abbreviations such as Pty.
Organisation Browse Displays the best results first. Do not include abbreviations such as Pty. Includes phonetic matches.
Unordered Name Browse Displays best results from both first name and surname. Includes phonetic matches.
Surname Browse Displays the best results first. Includes phonetic matches.

What information will I get from an Address Search?

The Address Search provides the Title Reference (Volume/Folio), Municipality, Council Property Number (when available) and Lot/Plan descriptions for all properties for the search address.

You will also be provided with links to place orders for Other Related Searches such as Title Search; Title Package, Vol/Folio. (Seperate charges will apply)

Unfortunately, not all Victorian addresses have been matched to parcels of land as yet, and searching the Land Index with a street address may not always yield results. To reduce the range of street numbers returned, use the "*" wildcard. Entering "100*" in the street number will return all street numbers of 100 and above. Use the "%" wildcard to show odd or even street numbers after the number entered. Entering "2%", shows 2,4,6,etc, and entering "5%" shows 5,7,9,11,etc..


What information will I get from a Lot/Plan Search?

The Lot/Plan Search provides the following information:

  • Parish/Municipality Details
  • Owners Corporation - Where applicable, click on the links to order Owners Corporation Premium Reports
  • Related Titles - including Volume/Folio numbers
  • Options to order Other Related Searches Such as Vol/Fol; Title Search; Title Package (Seperate charges will apply)

If you do not enter a lot number and there is more than one lot on the plan, a browse list is displayed from which you can select a property by the address supplied.


What information will I get from a Volume/Folio Search?

The Volume/Folio Search provides the following information:

  • Lot/Plan Details
  • Address
  • Parish/Municipality Details
  • Proprietor(s)
  • Owners Corporation - Where applicable, click on the links to order Owners Corporation Premium Reports
  • Child/Parent Volume Folio with links to order related Volume/Folio searches
  • Options to order Other Related Searches such as :Title Search; Title Package;

How current is the information in the Land Index?

Land Index Information is updated whenever a title has been finalised and recorded at the Land Registry Office. The time taken for this to happen can be up to 2 weeks for imaged titles.


How will I receive my search results?

All results are returned online immediately and can also be viewed in PDF so they can be easily saved, emailed or printed from your desktop. All results also store in the CONFIRM Inbox for up to 30 days where they can be retrieved again, printed or saved at no extra cost.

TIP: You can also request that an additional copy of your results be emailed to you. Simply tick the select box marked "Yes I would like an additional copy of my results emailed to ..." on the input screen at the time of requesting your search. The email address input box will be automatically populated with the default email address from your account's profile. If you would like to alter this email address for your order, simply type a new email address in the box.
