What are building unit plans (BUP) and group title plans (GTP)?

Qld building unit plans (BUPs) and group title plans (GTPs) are plan types that existed under the Building Units and Group Titles Act 1980 (Qld). The Body Corporate and Community Management (BCCM) Act 1997 (Qld) supersedes this legislation.

Both plan types have collectively administered subdivisions. The body corporate manages their administration.

How are BUPs and GTPs different?

A GTP was created when land was subdivided into collectively administrated lots. A BUP was created when a building was subdivided into collectively administrated units.

GTPs could further subdivide into BUPs if required. However, BUPs could exist independently and weren’t necessarily subdivisions of a GTP.

BUPs could only subdivide into strata lots.

What information does this search provide?

The result of a Qld BUP/GTP statement search is an extract that will include:

• full group or building name and the body corporate address
• associated title references and plan numbers
• number of community title scheme conversion if applicable.

Has the community title scheme (CTS) replaced BUPs and GTPs?

The Building Units and Group Titles Act 1980 (Qld), while not available for new developments, remained in force for existing BUPs and GTPs until mid-1997. At this time, all BUPs/GTPs were automatically allocated a CTS number and assigned the ‘standard module’ community management statement by default.

However, legislation that requires or allows ongoing governance under the Building Units and Group Titles Act cover some lots.

How does a CTS differ from BUPs or GTPs?

The CTS allows for both land and building subdivision to occur on a single scheme whereas BUPs and GTPs are separate.

Community corporations are administered in a similar fashion to strata corporations (BUP and GTP body corporations), but the administration specifics are flexible depending on the size and purpose of the development.

What search criteria should I use for this search?

To search, enter either:

• plan type and plan number
• building name.

Why did the result say ‘No matches found’?

This is because the BUP or GTP you searched on has been converted to a community title scheme (CTS). The plan number is now linked to the CTS number that covers this scheme.

A CTS search using the same criteria will provide the relevant community management statement number. No charges apply for a BUP/GTP search that returns a result of ‘No matches found’.

Can I use a wildcard to search for a BUP/GTP?

Yes, you can use the wildcard ‘%’ when searching on a building name. Enter at least the first three characters of the building name before the wildcard.

If you don’t use a wildcard, the search will look for exact matches in that field.

Wildcard examples

• ‘View’ will find only buildings named ‘View’.
• ‘View%’ will find buildings beginning with ‘View’ such as ‘Viewmont’ and ‘Views Lodge’. The search won’t find ‘Highview’.
• ‘%View’ is an invalid use of the wildcard. This search will find only buildings named ‘View’.
